Resurfacing vs replacement
The surface looks finished but you do not know whether the slab underneath is.
Resurfacing is a fraction of the cost of replacement and can make an area look new. That makes it attractive, and it makes it easy to apply in situations where it does not belong.
The whole decision rests on the condition of the slab underneath, which is not something you can judge from how the surface looks. The one surface sign that does settle it is concrete crumbling to the touch, which rules an overlay out.
What resurfacing needs to be true
The slab has to be structurally sound, sitting where it should, and not moving. Cracking has to be limited and stable. The concrete has to be capable of taking a bond after preparation.
Where all of that holds, resurfacing does something genuinely useful for a modest price, and it can last a long time.
What rules it out
Any settlement. An overlay follows the shape underneath; a settled slab resurfaced is a settled slab with a new top, and the water still pools in the same place.
Moving cracks. They transmit through, usually along the same line, often within a year.
Soft, crumbling or delaminating concrete. There is nothing sound to bond to.
Exposed, corroding reinforcement. That is a deeper problem than a surface treatment addresses.
How to judge the slab
Ask the contractor how they assessed it. Sounding it for delamination, probing the surface for softness, checking for movement across cracks, and — for coatings — testing for moisture are all real assessment steps. "It'll be fine" is not one.
A contractor who tells you a slab is not a resurfacing candidate is giving you the more valuable answer, because they are turning down work.
Resurfacing as a deliberate holding position
There is a legitimate version of resurfacing a slab that will eventually need replacing: you know it is coming, it is not this year, and you want the area usable and presentable in the meantime.
That is a reasonable decision when everyone is honest about what it is. It stops being reasonable when it is sold as a permanent fix.
What resurfacing does to a later replacement
This rarely comes up at the estimate and is worth asking about. An overlay adds material bonded to the slab, and when the slab is eventually removed that material comes out with it. In most cases that changes very little — it is a slightly thicker thing to break out.
Where it matters is height. An overlay raises the finished surface, and if that surface already sits close to a threshold, a door, a step or an adjoining path, the extra thickness can push it somewhere awkward. Ask what the finished height will be relative to whatever it meets, particularly at doorways.
It also matters if the overlay is thick or if a previous one is already present. Layering surface treatments over each other compounds the height problem and gives the newest layer a progressively less reliable thing to bond to.
What to ask a contractor
- How did you assess whether this slab can take an overlay?
- What happens at each existing crack?
- What is the realistic life of this system on this slab, in this climate?
- Does the warranty exclude cracking that reflects through from below?
- If I resurface now, does that complicate replacing it later?
Before you ask anybody for a price
Four things worth settling first. None of them needs a contractor, and none of them needs your contact details — they are simply what separates a useful conversation about resurfacing against replacing from an expensive guess.
Cosmetic, functional or structural
We cannot tell you which of these applies to your property — nobody can from a distance. What follows is how the three differ, so you can look at your own with a clearer question in mind.
- Cosmetic is exactly where resurfacing belongs: sound, supported concrete whose face has aged.
- Functional problems are where resurfacing starts to be the wrong tool. A surface treatment does not change level, drainage or support.
- Structural rules it out entirely. Anything applied over concrete that is moving or unsupported inherits the movement and fails along it.
- The question is not how bad the surface looks but what is underneath it. Resurfacing is a decision about the substrate, made by looking at the surface.
What to record before requesting proposals
Contractors price what they can see. Arriving with these already noted is the difference between quotes you can compare and quotes you cannot.
- The soundness of the existing surface close up — whether it is intact, or whether it is flaking, dusting or losing material.
- Whether anything has been applied to it before, which changes what can bond to it now and is frequently forgotten.
- Where water sits on it, since resurfacing over a low spot produces a resurfaced low spot.
- Whether the slab beneath is level and supported, established before anybody discusses finishes.
Keep it in the Project Brief if you would rather not lose track of it — it prints to something you can hand to whoever comes out.
Signs that justify getting somebody out sooner
These are observations, not deadlines. Nothing here is a reason to rush a decision; they are the situations where waiting has a cost worth knowing about.
- The existing surface is losing material rather than merely looking tired.
- There is any sign of movement — a step across a crack, a hollow area, a section sitting low.
- A previous coating or overlay has failed, which usually means something beneath it was already progressing.
- The area holds standing water that a new surface would simply hold as well.
What not to assume
- That resurfacing buys time on failing concrete. It conceals the condition without arresting it, and makes the real state harder to see for years.
- That a good-looking result means a sound one. The two are independent, which is exactly why this decision is easy to get wrong.
- That replacement is wasteful where a surface could be applied. On spent material a treatment is the wasteful option, because it is spent twice.
- That any surface can go over any substrate. What can bond depends on what is already there, including what was applied before.

A new surface over concrete that is deteriorating through its depth does not address the deterioration.
Established practice This is how the work is normally done, and it is not seriously contested among people who do it. It usually reflects material behaviour or long-standing method rather than opinion.
Evidence considered
- An overlay bonds to the existing surface and depends on that surface staying sound.
- Deterioration continuing beneath an overlay carries the overlay with it.
- The division between surface and full-depth damage is established by sounding or at an exposed edge, not from the top.

- Whether damage is surface or full depth — partly, on your own
- Finish and sealer history — partly, on your own
- Freeze exposure — partly, on your own
Why we say this, and when it may not apply
Resurfacing is visually transformative, which makes it an attractive answer to problems it does not solve. The distinction between surface and full-depth deterioration is the whole question and it is not visible from above.
What we had to assume
- That the depth of deterioration can be established before the work is specified.
- That the existing surface is sound enough for a bond where it is intact.
When this may not apply
- Where deterioration genuinely is confined to the top layer, resurfacing addresses it directly.
- Where an overlay is being used for appearance on sound concrete, this concern does not arise.
What would change it
- Sounding results, or an exposed edge showing how deep the deterioration goes.
- Finding the surface has been coated before, which changes what will bond.
- Establishing whether the freeze exposure that caused it is ongoing.
Established practice does not mean this: It does not mean the practice is right for your property, that any particular contractor follows it, or that following it guarantees an outcome. Established practice describes what is normal, not what will happen at your address.
Common questions
Can I resurface over a slab that has settled slightly?
An overlay does not correct elevation, so the settlement remains — and where the settlement is ongoing, the overlay cracks. If the slab is sound and the settlement is the only issue, lifting first and resurfacing afterwards is the order that works.
How long does a resurfacing last?
The range is very wide and is driven mostly by preparation and by whether the slab was a suitable candidate, not by the product. On a well-prepared sound slab it can last many years; on a poor candidate it can fail in a season.
