Concrete resurfacing and overlays

Can a new surface be put over my old concrete instead of replacing it?

Yes, provided the concrete beneath is sound and the preparation is done properly. An overlay bonds a new wearing layer over existing concrete, restoring appearance and surface durability without demolition.

The whole outcome rests on two things a homeowner cannot see: whether the substrate is sound, and how well it was prepared. That is why overlay estimates that differ mainly on preparation are not comparable on price.

What the method is

The existing surface is cleaned and mechanically prepared — typically ground, shot-blasted or acid-etched — to give the overlay a profile to key into. Repairs are made to defects, and a cementitious or polymer-modified layer is applied at a designed thickness.

Thickness varies with the system, from a skim coat that restores appearance to a thicker layer that can carry traffic and accommodate some profile correction.

Finishes range from plain to stamped, coloured and textured, which is much of the appeal.

What it does not do

  • It does not repair the slab structurally, and it does not bridge a moving crack — cracks generally reflect through.
  • It does not correct settlement or restore fall meaningfully; it follows the profile it is laid on.
  • It does not succeed over delaminating, dusting or deteriorating concrete. It fails with the substrate.
  • It does not last if the preparation was inadequate, regardless of the product's quality.
  • It adds height, which can affect thresholds, step risers and door clearances.

What you can safely check yourself

  • Sound the slab for hollow areas before committing. An overlay over delamination fails with it.
  • Rub the surface to check whether it sheds material, which indicates a weak layer needing removal first.
  • Note every threshold, step and door the new height will affect.
  • Note existing cracks and ask specifically how each will be handled.

When professional evaluation matters more

  • The existing surface is delaminating, dusting or crumbling
  • There are moving cracks that will reflect through
  • Added height would conflict with a threshold or step

Questions to ask whoever comes out

  • How are you preparing the surface, mechanically or chemically, and why that method?
  • How have you established that the concrete beneath is sound?
  • What happens to the existing cracks — will they reflect through?
  • What thickness, and how does that affect my thresholds and steps?
  • What is the maintenance regime, and what does it cost over ten years?
  • What does the warranty cover, and does it exclude reflective cracking?

Where estimates for this commonly differ in scope

These are the places two prices for apparently the same work stop being comparable.

  • Preparation is where estimates differ most and is described least. It is the line item to interrogate.
  • Crack treatment before overlay may or may not be included.
  • Threshold and step adjustments are frequently excluded.
  • Sealing and its reapplication interval are often outside the initial price.

Common questions

How long does an overlay last?

Preparation, substrate condition, thickness, exposure, traffic and maintenance all govern it, and no single figure covers those. The most useful question to ask a contractor is which of those they consider limiting on your slab — a specific answer tells you they have looked at it.

Will my cracks show through?

Frequently, yes, particularly if they are still moving. An overlay is a thin layer bonded to the concrete below, so movement beneath tends to reflect through. Ask specifically how each existing crack is being treated rather than assuming the overlay covers them.

Is resurfacing cheaper than replacement?

Usually up front, and that is a genuine advantage. Whether it is cheaper over the life of the surface depends on whether the substrate is sound, how long the overlay lasts in your exposure, and what maintenance it needs. An overlay that fails in a few years because the substrate was deteriorating is not the cheaper option.
