Stair-step cracking at concrete and masonry interfaces
The crack in my block wall goes up in steps like a staircase. What does that pattern mean?
Stair-step cracking is a diagonal crack that cannot run straight, so it runs in steps. Mortar joints are weaker than the units they bond, so a diagonal force finds its way through the wall by alternating along horizontal and vertical joints — producing the staircase.
The pattern is worth taking seriously. It is one of the more consistently reported indicators of differential movement in masonry, which means one part of the wall has moved relative to another. It is also very commonly stable and long-standing. Both of those are true at once, which is why the useful action is documentation followed by a proper assessment.
What it is
The crack alternates: along a horizontal mortar joint, up a vertical one, along the next horizontal, and so on, tracing an overall diagonal line across the wall.
The direction of the overall diagonal is the informative part. The step pattern tends to run upward away from the area that has moved down, so the low end of the staircase often points towards the part of the structure that has settled relative to the rest.
Where the crack meets an opening or a corner matters. Stair-step cracking that terminates at a window corner, or that appears at the junction between an original wall and an addition, is telling you where the discontinuity is.
What seeing this cannot establish
- The pattern suggests differential movement. It does not establish how much, whether it is ongoing, or what caused it — and it certainly does not establish that a structure is unsafe.
- Stair-step cracking that stopped moving twenty years ago and stair-step cracking that started this spring produce the same pattern. Only dated observations separate them.
- The step direction is a general tendency, not a rule that holds in every wall. Reading a cause off the direction alone would be exactly the overreach this library is built to avoid.
- Nothing about the visible pattern tells you what is happening in the soil or at the footing, which is usually where the actual question lives.
What this can be associated with
Candidate explanations, not findings. Nobody can establish which applies to your concrete without seeing it.
- Differential settlement between parts of a structure founded at different depths, on different soils, or built at different times
- Soil moisture change beneath one part of the footing, which can be associated with drainage, a leaking service, or seasonal cycles
- Tree roots drawing moisture from soil beneath one area, or root growth displacing it
- An addition tied into an original structure without an accommodation for the two moving independently
- Fill beneath part of the structure consolidating over time
What you can safely check yourself
- Photograph the whole wall so the overall diagonal is visible, then photograph the crack close up. Both are needed — the pattern only reads at a distance.
- Note which end of the staircase is lower. Sketch it if that is easier than photographing it.
- Look for the same pattern on the opposite side of the same wall, or on adjacent walls. Cracking that appears on both faces is a through-wall finding.
- Check nearby openings for out-of-square: a door that binds at one corner, a window with a tapering gap, a gap opening at a sill.
- Note trees, downspouts, service trenches, driveway drainage and any recent excavation on the side where the low end of the staircase sits.
- Mark the crack ends with dated pencil lines so length change is measurable later.
When professional evaluation matters more
- For this pattern, an assessment by a licensed structural or geotechnical engineer is the reasonable default rather than a repair quote
- With more urgency if the cracking has lengthened or widened between dated observations
- With more urgency if doors or windows near it have changed behaviour recently
- With more urgency if the pattern appears on both faces of the wall or on more than one wall
- With more urgency if it appeared after excavation, a plumbing leak, tree removal, or an unusually wet or dry season
When replacement enters the conversation
- Whether masonry is repaired, rebuilt, or underpinned is an engineering determination, not a homeowner shopping decision. The assessment defines the options; contractors price the assessment's scope.
Evidence worth having before you ask for estimates
Every item here is something you can produce without tools or risk, and every one of them makes an estimate more accurate.
- A wide photograph showing the full diagonal, plus close-ups
- A note or sketch of which end is lower
- Photographs of any nearby door or window that has changed
- Dated marks at the crack ends
- Exterior context: trees, drainage, recent excavation, service lines on the affected side
- Any older photographs of the same wall, however incidental — a family photo with the wall behind it is real dated evidence
Questions to ask whoever comes out
- Has an engineer assessed this? If not, that is the first call rather than a repair quote.
- To an engineer — is the movement likely ongoing, and what would you monitor to find out?
- To an engineer — does the cause need addressing before anything is repaired?
- To a contractor — which parts of your scope come from the engineer's report?
- To a contractor — what does your warranty actually cover if the movement continues?
Where estimates for this commonly differ in scope
These are the places two prices for apparently the same work stop being comparable.
- Repointing the cracked joints, rebuilding a section, and stabilising the foundation beneath are three entirely different scopes that all get described as fixing the crack.
- A cosmetic repair can be a perfectly reasonable choice for stable, long-standing cracking. It should be presented as that, not as a structural remedy.
- Proposals that address the soil or drainage and proposals that address the masonry are not alternatives to each other; sometimes both are needed and sometimes only one is.
Worth arranging an evaluation promptly
Conditions in this band can be associated with movement or water paths that get more expensive the longer they run. That is a reason to book an evaluation, not a reason to panic.

Common questions
Does stair-step cracking always mean foundation problems?
It is one of the more consistently reported indicators of differential movement, so it is worth taking seriously. It does not always mean an active or serious problem — a great deal of stair-step cracking is old, stable, and has not moved in decades. The distinction is made by dated observation and by someone who can see the structure, not by the pattern itself.
Which way should the steps go?
The overall diagonal often runs upward away from the area that has moved down, so the low end tends to point towards the part that settled relative to the rest. Treat that as a useful tendency to mention to an assessor rather than as a rule. Walls vary, and reading a cause off direction alone is the kind of shortcut that produces confident wrong answers.
Can I just repoint the cracks?
If the movement has genuinely stopped, cosmetic repair of the joints can be a reasonable and proportionate choice. If it has not, repointing produces a wall that looks repaired and cracks again along a similar line. Establishing which situation you are in is the value an engineer's assessment provides, and it is why we suggest that before pricing repairs.
