Concrete basement floors
I want to finish my basement floor. What do I need to know first?
One thing, before anything else: whether moisture is moving up through the slab. Almost every disappointing basement floor decision traces back to skipping that question — coatings that blister, flooring that cups, adhesives that let go.
The test costs almost nothing and takes two days, which makes it the best value available in this whole page.
What it is
A basement floor is typically a slab placed on ground inside the foundation walls. Older ones frequently have no capillary break or vapour retarder beneath, so the slab is in direct contact with damp soil.
Concrete transmits water vapour. A slab on damp ground with nothing beneath it will move moisture upward continuously, whether or not it ever looks wet.
That vapour has to go somewhere. Left bare it evaporates into the room. Sealed with a film or covered with an impermeable flooring, it collects at the interface.
What seeing this cannot establish
- A dry-looking slab is not evidence of a dry slab. Vapour transmission is invisible until something is placed over it.
- Nothing visible tells you whether a vapour retarder exists beneath.
- Efflorescence indicates water has moved through but not how much or whether it still is.
- A slab can be sound structurally and completely unsuitable for a given floor covering.
What you can safely check yourself
- Tape a square of clear plastic tightly to the slab and leave it two days. Moisture underneath means vapour is coming through. This one test should precede every other decision here.
- Look for efflorescence, particularly at the perimeter and at cracks.
- Note whether the slab is damp seasonally, and when — worst in warm humid weather points at condensation rather than transmission.
- Check the exterior for what roof and surface water do beside the walls.
- Note any floor drain, sump, or plumbing penetration and whether it is functioning.
- Note the slab's flatness with a straightedge, since many coverings have flatness requirements.
When professional evaluation matters more
- The plastic-sheet test shows moisture coming through and you intend to cover the floor
- A previous coating or covering has failed
- There is a horizontal crack or bowed wall — a structural question that precedes any floor work
- Water enters rather than vapour transmitting, which is a drainage question first
Questions to ask whoever comes out
- Have you tested for moisture transmission, and how?
- What does the flooring or coating manufacturer require, and does this slab meet it?
- If vapour is present, what is your plan for it — a barrier, a permeable system, or something else?
- What flatness does this covering need and does the slab achieve it?
- What happens if the covering fails because of moisture — whose risk is that?
Where estimates for this commonly differ in scope
These are the places two prices for apparently the same work stop being comparable.
- Moisture testing before installing a covering is good practice, cheap, and rarely itemised.
- Vapour mitigation is a separate scope with a real cost and is frequently omitted from a flooring quote.
- Flatness preparation is often assumed by the flooring installer and by the concrete contractor to be the other's job.
- Whether a warranty excludes moisture-related failure is worth reading before signing.
Often reasonable to monitor
Conditions in this band are frequently stable and frequently cosmetic. Monitoring means dating a photograph and re-photographing from the same spot, not ignoring it.

Common questions
How do I know if my basement slab is too damp to cover?
Tape clear plastic tightly to it for a couple of days. Moisture trapped underneath means vapour is coming through the slab, and that is the finding that governs which coverings are viable. Most flooring manufacturers specify a moisture limit, so it is also the number an installer should be asking for.
Can I put vinyl or laminate over a basement slab?
It depends on the moisture result and on what the manufacturer requires. Impermeable coverings over a slab transmitting vapour trap it at the interface, which is where adhesive failure and cupping come from. Establishing the moisture condition first turns this from a gamble into a specification decision.
Should I seal the basement floor?
A film-forming sealer on a slab with vapour rising through it can blister or cloud, because the moisture has nowhere to go. That does not rule sealing out, but it does mean the moisture test comes first and the product choice follows from it rather than the other way round.
My basement floor is damp only in summer. Why?
That pattern is characteristic of condensation rather than transmission: humid outside air meets a slab that stays cool, and moisture condenses on the surface. It is worth distinguishing because the remedy is dehumidification and air management rather than anything done to the concrete.
