Concrete in the St. Louis metro

Why concrete moves in the St. Louis area
Winters here cross the freezing point repeatedly rather than settling below it for a season, and that pattern is harder on concrete than sustained cold. Each crossing acts on whatever moisture the surface has taken in, and a wet surface cycling through freezing many times over a winter deteriorates faster than a dry one that freezes hard once. De-icing chemicals in regular use on roads and drives add to that, particularly where meltwater carrying them stands rather than draining.

Bluffs, valley floors and the terraces between them behave differently from one another, and a property's position on that profile influences where surface water goes long before anything about the concrete does. Slabs on a valley floor are often dealing with water that arrives and lingers; slabs on a bluff side are often dealing with water that arrives fast and leaves through the ground beneath them.
Water moving beneath flatwork rather than across it is the mechanism behind most settlement anywhere, and this metro provides plenty of routes for it. West of the city, St. Louis County's suburban arc was laid out across several decades, and its concrete divides accordingly. Mid-century subdivisions produced compact drives, uniform housing types and flatwork now old enough that surface condition matters as much as elevation. The outer edges of that arc, and St. Charles County beyond the river, contain much more recent construction on ground that was graded, filled and trenched within living memory.
Recently disturbed ground is the single most common driver of settlement on newer lots, and it is also the most encouraging finding, because concrete over consolidating fill is usually sound concrete. That is the case where correcting elevation genuinely resolves the problem rather than postponing a repour, and it is worth establishing which side of that line a property falls on before comparing any two quotes.

My St. Louis house has a rear garage off the alley. Does that change the job?
Often substantially. The alley may be the only viable route for equipment and material, which makes its width, surface and clearance part of the scope rather than a detail. Ask any contractor how they intend to reach the work and what happens if the alley cannot take their machine — the answer can move a price more than the slab specification does.
Is old city flatwork worth repairing or should it be replaced?
It depends on whether the concrete has failed or only moved. Establish which of those two you have before you ask anybody for a number, because the two answers differ by a large multiple.
Why do my front steps look worse than my driveway of the same age?
Because steps present far more edge per unit of area, and edges are where concrete is most vulnerable to freezing, salt and impact. A step assembly also takes concentrated foot traffic on its nosings. Steps commonly need attention while flatwork of identical age is still sound, and that is normal rather than a sign the original work was poor.
