Wet basement concrete
My basement walls and floor are damp. Is water coming in?
Maybe, and maybe the opposite — humid air condensing on cold concrete produces damp walls without a drop entering from outside. Those two situations call for entirely different work, and the diagnostic that separates them costs almost nothing.
Getting this wrong is expensive in a specific way: waterproofing a basement whose problem is condensation solves nothing, and it is a large purchase.
What it is
Three mechanisms produce damp basement concrete. Liquid water entering through a crack, joint or penetration. Moisture moving through the concrete itself from wet ground, appearing as general dampness rather than a trickle. And condensation, where humid air meets concrete cooler than its dew point.
They present differently. Entry is localised and correlates with rain. Vapour movement is diffuse and often shows as efflorescence. Condensation is worst in warm humid weather, appears on the coldest surfaces, and correlates with humidity rather than rain.
The counterintuitive signature of condensation is that it is worst in summer, when a basement is coldest relative to outside air.
What seeing this cannot establish
- Dampness alone does not distinguish the three mechanisms, and more than one can be present.
- The absence of visible water does not establish the absence of a water problem.
- Efflorescence tells you water has moved through the concrete at some point; it does not tell you when or whether it still is.
- Nothing visible tells you whether a perimeter drain exists or works.
What this can be associated with
Candidate explanations, not findings. Nobody can establish which applies to your concrete without seeing it.
- Roof and surface water arriving beside the foundation, which is the most common and most fixable association
- Ground sloping towards the building
- A blocked or failed perimeter drain, where one exists
- No capillary break or vapour retarder beneath the slab, which can be associated with diffuse floor dampness
- High indoor humidity meeting cool below-grade surfaces, which can be associated with summer condensation
- Unvented dryers, unvented bathrooms, or drying laundry adding moisture to basement air
What you can safely check yourself
- Tape a square of clear plastic sheet tightly to the concrete and leave it a couple of days. Moisture under the plastic means it is coming through the concrete; moisture on top means it is condensing out of the air. This one test separates the two main cases.
- Note the season and weather when it is worst. Worst in warm humid weather points at condensation; worst during and after rain points at entry.
- Note whether dampness is localised or general. Localised suggests a path; general suggests vapour or air.
- Look for efflorescence and photograph it.
- Go outside in rain and photograph downspouts, pooling and grade.
- Note any unvented appliance, drying laundry or open sump adding moisture to the air.
When professional evaluation matters more
- Liquid water is entering rather than surfaces being damp
- There is a horizontal crack or a bowed wall — a structural question that takes precedence
- Mould growth is establishing, which is a health matter as well as a moisture one
- The dampness is worsening year on year
- Flooring, stored items or finished space is being damaged

- Do you think this is entry, vapour, or condensation? What are you basing that on?
- Have you done or would you do a plastic-sheet or moisture test before quoting?
- What outside work would you recommend, and is it in your scope or somebody else's?
- If this is partly condensation, does your proposal address that at all?
- What is the cheapest thing that would make a measurable difference here?
Where estimates for this commonly differ in scope
These are the places two prices for apparently the same work stop being comparable.
- Interior water management, exterior drainage and dehumidification are three different products for what a homeowner describes identically.
- A waterproofing warranty typically covers water entry, not humidity — so it may be entirely valid while the basement still feels damp.
- Gutter, downspout and grading work is frequently the cheapest effective intervention and is rarely in a waterproofing estimate.

Conditions in this band can be associated with causes that a photograph cannot separate. Someone who can see the site is better placed to say which.

Common questions
How do I tell condensation from a leak?
Tape a square of clear plastic tightly to the damp concrete and leave it a day or two. Water trapped underneath means moisture is coming through the concrete. Water on the room side means it is condensing out of the air. It costs almost nothing and it separates two problems whose remedies are completely different.
Why is my basement damp in summer?
That pattern is characteristic of condensation. Warm humid outside air enters a basement whose surfaces stay cool, and when those surfaces are below the air's dew point, moisture condenses on them. It feels like a leak and behaves like the opposite — ventilating with humid air makes it worse rather than better.
Do I need waterproofing?
Possibly, and it is worth establishing which mechanism you have first, because waterproofing addresses entry and does nothing for condensation. Start with the plastic-sheet test, the timing pattern, and what the outside of the house is doing with roof and surface water. Those three cost nothing and frequently change the answer.
Is efflorescence a sign of a serious problem?
It tells you water has moved through the concrete and left minerals behind as it evaporated. That is real information about a water path. What it does not tell you is whether the path is still active or how much water is involved — it can persist long after the source has been dealt with.
