Concrete resurfacing
The concrete looks worn out but you are not sure it needs replacing.
Resurfacing applies a new wearing surface over existing concrete — a thin cementitious overlay, a polymer-modified system, or a decorative treatment. The existing slab stays where it is and continues to do the structural work.
That last point is the whole story. Resurfacing is a surface answer to a surface problem. Where the slab underneath is sound and the top has simply worn out, it can transform an area for a fraction of replacement. Where the slab has moved, is moving, or is failing, an overlay hides the evidence for a season or two and then reproduces it.
What has to be true first
An overlay is only as good as its bond to what is underneath. That requires concrete that is sound, reasonably clean, and free of anything that prevents adhesion — including previous sealers, curing compounds and oil.
Preparation is where resurfacing jobs are won and lost: mechanical profiling by grinding or shot blasting, thorough cleaning, and repair of defects before the overlay goes on. A quote that does not describe surface preparation is quoting a different, worse job than one that does.
What an overlay cannot do
It cannot correct a slab that has dropped. An overlay follows the shape of what it is applied to; a settled slab resurfaced is a settled slab with a new top.
It cannot bridge a moving crack. Cracks that are still working transmit straight through the overlay, usually along the same line, often within the first year. Some systems handle minor movement better than others, but none treat an active crack as though it were not there.
It cannot compensate for a failing base. If the ground under the concrete is the problem, adding material on top does not address it.
Where surface treatments genuinely earn their keep
On structurally sound flatwork with a worn, scaled or dated surface, a properly prepared overlay costs a fraction of replacement and can last well. Decorative systems can change the appearance of a patio or pool deck substantially without touching the slab.
It is also a reasonable holding position: where replacement is coming but not this year, a surface treatment on sound concrete can make an area usable and pleasant in the meantime, provided everyone is honest that it is what it is.
When resurfacing is worth evaluating
- The slab is structurally sound and sits where it should.
- The problem is the surface: scaling, light spalling, discoloration, a dated finish.
- Cracking is minimal, tight and not moving.
- You want an appearance change without the cost and disruption of replacement.
- The existing concrete passes a bond test after preparation.
When a surface treatment cannot solve the problem
- Any part of the slab has settled or is settling — movement telegraphs straight through.
- Cracks are wide, branching or actively growing.
- The concrete is soft, crumbling, or delaminating in sheets.
- Reinforcement is exposed and corroding.
- The slab is thin or under-specified for how it is being used.
Alternatives worth pricing
- Leveling first, then resurfacing, where the slab is sound but low — in that order, never the reverse.
- Replacement, where the concrete itself is finished.
- Sealing alone, where the surface is sound and the goal is protection rather than appearance.
What moves the price
We do not publish national dollar figures. A single average applied across every site, method and market gives you a confident-looking benchmark that is wrong for your job in an unknown direction. What does transfer between jobs is the structure of the price:
- Square footage and the system specified.
- How much preparation the existing surface needs.
- Repairs required before the overlay goes on.
- Decorative treatment: stamping, colour, patterning.
- Whether the area can be taken out of service while it cures.

What to ask a contractor
- Is the concrete underneath sound enough to bond to, and how did you check?
- What surface preparation is included — grinding, shot blasting, cleaning?
- What system are you using, and how thick is it?
- What happens at the existing cracks and control joints?
- How does this system handle freeze–thaw cycling and de-icing salt in this area?
- What does the warranty exclude — specifically, does it exclude cracking that reflects through from below?
Common questions
How long does a resurfacing last?
On well-prepared, sound concrete, a good system can last many years. On poorly prepared concrete, or over movement, it can fail within a season. The variation is enormous and it is driven mostly by preparation and by whether the slab underneath was a suitable candidate — not by the product.
Will the old cracks show through?
Often, yes — particularly if they are still moving. Ask specifically what the contractor plans to do at each existing crack, and treat "the overlay will cover it" as an incomplete answer.
Can I resurface a driveway?
Yes, if the slab is sound, though driveways are a harder service environment than patios: vehicle loads, turning tyres, and in cold climates de-icing chemicals and freeze–thaw cycling. Ask what the system is rated for and what the warranty says about vehicle traffic.
