What drives concrete repair cost

Why are my three estimates so different for the same job?

Usually because they are not the same job. Concrete estimates differ far more in what they include than in what they charge for the same work, and the differences are concentrated in the parts you cannot see once the job is finished.

We publish no price figures on this site. We have no sourced, dated pricing data, and a national average would be misleading for your street. What follows is the list of things that actually move the number — which is what you need to compare three quotes rather than guess.

What it is

A concrete price is built from access, demolition, base preparation, materials, reinforcement, labour, finishing, curing, disposal and overhead. Change any one of those and the number changes legitimately.

The largest differences between residential estimates tend to sit in base preparation, thickness, reinforcement and disposal — all invisible in the finished job and all decisive for how long it lasts.

That is why the cheapest estimate is frequently the one specifying the least, and why asking each contractor for the same five numbers converts incomparable prices into comparable ones.

What seeing this cannot establish

  • We cannot tell you what your job should cost. Local labour rates, material costs, haul distances, disposal fees and site conditions dominate, and none of them are national.
  • A price cannot be judged without a scope. A high number for a thorough scope may be better value than a low one for a thin scope.
  • Nothing here predicts what a contractor will charge; it describes what legitimately varies.

What moves the number

No figures. This site publishes no prices because it has no sourced, dated pricing data, and a national average would be wrong on most streets. These are the variables to compare estimates against instead.

  • Access — whether equipment can reach the work, or whether material is moved by hand through a gate, over a lawn, or up steps
  • Demolition and removal — breaking out existing concrete, and whether reinforcement is present
  • Disposal — haul distance and tipping fees, which vary enormously by location
  • Base preparation — depth of material, whether it is replaced or reused, and compaction
  • Slab thickness — more concrete, and often more reinforcement with it
  • Reinforcement — type, spacing and whether any is included at all
  • Concrete specification — mix, and whether it is appropriate to the climate and exposure
  • Geometry — area, shape, number of edges, curves, and awkward corners that slow finishing
  • Finish — a broom finish, a decorative stamp and an exposed-aggregate finish are different labour
  • Joint layout — cutting and sealing, which is small money that affects slab life
  • Drainage and slope work — often the difference between a slab that lasts and one that does not
  • Cure protection — covering, and returning to the site, particularly in hot or freezing weather
  • Permits and inspections, particularly for anything in a public right of way
  • Season and scheduling — cold-weather and hot-weather placement carry additional measures
  • Mobilisation — how much it costs simply to bring a crew and equipment to a small job

Questions to ask whoever comes out

  • What thickness, what reinforcement, and what base depth and material?
  • Is demolition, haul-away and disposal in this price?
  • What is the joint layout and is sealing included?
  • What fall are you building in, and how will you verify it?
  • How will it be cured and protected, and for how long?
  • What is explicitly excluded that I should budget for separately?
  • Who is responsible for permits?

Where estimates for this commonly differ in scope

These are the places two prices for apparently the same work stop being comparable.

  • Base preparation is the single largest hidden variable between estimates and the one worth pinning down in writing.
  • Disposal is sometimes included, sometimes itemised, sometimes assumed to be the owner's problem.
  • Thickness and reinforcement are frequently unstated, and both drive both price and life.
  • The measured area can differ between estimates for the same job — ask each to mark what they are pricing.
  • Drainage work is usually a different trade and falls between estimates.

Common questions

Why will you not publish price ranges?

Because we do not have sourced, dated pricing data, and publishing a national figure would be inventing one. Concrete pricing is dominated by local labour, material and disposal costs, plus your specific access and site conditions. A number that felt authoritative here would be wrong on most streets, and being wrong confidently is worse than being useful about variables.

Is the cheapest estimate a bad sign?

Not automatically, but it is a reason to ask what it includes rather than to assume it is the same job for less. In residential concrete the cheapest quote is frequently the one specifying the least base preparation, the thinnest slab, or no disposal. Ask all three for the same five numbers and the comparison usually resolves itself.

What single question tells me most about an estimate?

What base preparation is included. It is the largest hidden variable, it is invisible once the job is done, and it does more than almost anything else to determine whether the new concrete outlasts the old.
