Concrete heaving

A section of my concrete is higher than it used to be. How does concrete go up?

Something underneath it increased in volume or grew. That is the whole mechanism, and it is worth understanding because it inverts the usual response: where a settled slab may be lifted back, a heaved slab has already been lifted by something you would rather remove.

Getting the direction wrong is a common and expensive error. A contractor who reads heave as settlement may propose lifting the neighbouring panel to match, which raises the whole area and leaves the cause in place.

What it is

Heaving is upward displacement. The concrete is intact and has been pushed, so the giveaway is that the slab or panel sits above the plane its neighbours and its original edges establish.

The distinction from settlement is not always obvious at a single joint, because a step between two panels looks the same whether one went up or the other went down. Resolving it needs a longer reference — a level run across several panels, a comparison against a fixed point like a threshold or a wall course, or an older photograph.

Heave is frequently seasonal in cold climates and frequently progressive where roots are involved. Those two behave differently: seasonal heave may partly reverse, root heave does not.

What seeing this cannot establish

  • A step at a joint does not establish which side moved. This is the single most important limitation on this page.
  • Whether the cause is frost, roots, or expansive soil is not distinguishable from the displacement alone, and they call for different responses.
  • Seasonal heave and permanent heave can present identically at one point in time. Only observation across seasons separates them.
  • Nothing visible confirms a root beneath a slab, which is why exploratory work is sometimes the only way to know.

What this can be associated with

Candidate explanations, not findings. Nobody can establish which applies to your concrete without seeing it.

  • Frost action, where water in the ground beneath freezes and expands, which can be associated with heave that partly reverses in warm weather
  • Tree roots growing beneath the slab, which can be associated with progressive, non-reversing displacement
  • Expansive soil taking on moisture and increasing in volume, which can be associated with seasonal cycling
  • A slab restrained at its edges so that thermal expansion has nowhere to go but up
  • Fill or backfill beneath the slab that has swelled, or a buried organic mass changing volume

What you can safely check yourself

  • Run a long level or string line across several panels or across the whole slab and photograph from the side. This is what tells you which side moved.
  • Find a fixed reference that has not moved — a door threshold, a wall course, a post base — and note the slab's relationship to it.
  • Check the same location in a different season and photograph again. Reversal is the strongest evidence for frost or moisture cycling.
  • Look for trees within a distance comparable to their height, and for surface roots running towards the slab.
  • Note whether joints have closed up or whether concrete edges are spalling where two sections are pressing together. Compression damage points at expansion.
  • Photograph any doors or gates that now bind, which can indicate how much has moved.

When this is frequently cosmetic

  • Slight seasonal movement that reverses and creates no lip or drainage change
  • A minor rise away from the house with no trip edge and no water consequence

When professional evaluation matters more

  • The displacement has not reversed across a full seasonal cycle, suggesting it is permanent
  • Concrete edges are spalling or crushing where sections press together, which indicates significant force
  • The rise has created a trip lip, or has changed where water goes
  • Heave is occurring against the house, a step, or a threshold, where it can transfer force into the structure
  • The affected concrete is a retaining wall or anything holding back soil — that is an engineer question

When replacement enters the conversation

  • A root beneath the slab needs removing, which usually means removing the concrete over it
  • The slab has cracked or crushed at the heaved area rather than moving intact
  • The joint layout needs changing so expansion has somewhere to go, which is a repour decision
  • Grinding or lifting the surroundings would only chase a displacement that is still increasing

Evidence worth having before you ask for estimates

Every item here is something you can produce without tools or risk, and every one of them makes an estimate more accurate.

  • A level or string-line photograph across several panels, from the side
  • The slab's relationship to a fixed reference such as a threshold
  • Photographs from two different seasons, dated, to test for reversal
  • Photographs of tree locations and any surface roots
  • Close-ups of any joint closure or edge crushing

Questions to ask whoever comes out

  • Do you think this has heaved or has the neighbouring section settled? How are you telling?
  • If it is frost or moisture related, will it reverse, and does that change what you would do?
  • If a root is involved, what is your scope for dealing with it, and who decides about the tree?
  • Would grinding relieve the hazard without addressing the cause, and is that acceptable here?
  • If we do nothing for a year, what would you expect to see?

Where estimates for this commonly differ in scope

These are the places two prices for apparently the same work stop being comparable.

  • Some proposals address a heaved section by lifting everything around it. That resolves the step and raises the whole area — a legitimate approach in some cases, but it should be stated rather than discovered.
  • Root removal, tree removal and concrete work may involve three different trades and three different decisions.
  • Grinding is a hazard remedy, not a heave remedy. Estimates should be clear which they are offering.
  • Where heave is seasonal, a repair done at one extreme of the cycle may not fit at the other. Timing is rarely discussed and sometimes matters.

Conditions in this band can be associated with causes that a photograph cannot separate. Someone who can see the site is better placed to say which.

Common questions

How is heaving different from settling?

Direction, and therefore cause and remedy. Settlement is loss of support from below; heave is something below increasing in volume or growing. It matters practically because a settled slab may be lifted back, whereas a heaved slab has already been lifted by something that is still there.

How do I know whether my slab heaved or the one next to it sank?

A step at one joint cannot tell you. You need a longer reference: a level or string line run across several panels, or the slab's relationship to something that has not moved such as a door threshold or a wall course. An old photograph, even an incidental one, is genuinely useful evidence here.

Will heaved concrete go back down?

Frost-related and moisture-related heave can partly reverse as conditions change, which is why observing across a full seasonal cycle is so informative. Root-related heave does not reverse, because the root keeps growing. Establishing which you have is worth more than any repair decision made before you know.

Can heaved concrete just be lifted or ground flat?

Grinding can remove a trip lip and is often a reasonable, proportionate response to the hazard. It does not address why the concrete rose, so where the cause is still active the lip can return. Lifting is generally the wrong tool here — it adds height to a problem that is already about too much height.
