Penetrating vs topical concrete sealer
Which type of sealer should I use on my concrete?
Decide what you want from it first. If you want protection with no visual change and minimal upkeep, that is a penetrating sealer. If you want the concrete to look different — richer colour, some sheen, a decorative finish reading more strongly — that is a topical one.
Trying to get both from one product is where most sealer disappointment comes from.
What it is
A penetrating sealer absorbs into the concrete and works within the pore structure to reduce water uptake. No film, so appearance and slip are largely unchanged.
A topical sealer cures as a film on the surface. The film produces the visual change and takes the wear.
Both reduce how much water and salt reach the concrete; they do it in different places.
What it does not do
- Neither repairs defects, and a film can make some more visible by adding sheen.
- Neither works on a surface still losing material.
- Neither is permanent; both need reapplying on a cycle.
- Neither stops water arriving — they reduce uptake.

Where they genuinely overlap

- Both need a sound, clean, dry surface to work
- Both are maintenance with a recurring cost, not one-off purchases
- Both are inappropriate over a surface that is still shedding material
- Both are cheaper than resurfacing and neither repairs anything
What changes the answer
- Whether you want the appearance to change
- Whether the surface gets wet and is walked on, which raises slip
- Whether moisture is rising through the slab — the plastic-sheet test answers this
- Whether the surface is decorative and worth showing off
- What the recoating interval and process cost, over ten years rather than once
The cheaper first number is not the cheaper decision. The initial prices are often similar enough to be misleading. What separates them over a decade is recoating: a penetrating sealer typically means clean and reapply, while a worn film may need stripping or abrading first, which is labour. Ask both contractors what recoating costs and what it involves in year five, not just what application costs today.

- What is the recoating interval, what does recoating involve, and what does it cost?
- Is the surface sound enough that sealing is the right spend right now?
Where estimates for this commonly differ in scope
These are the places two prices for apparently the same work stop being comparable.
- Recoating interval and process are the figures that decide long-term cost and are usually absent from both estimates.
- Slip additives exist and are rarely offered unprompted.
- Surface preparation differs considerably between the two and is described vaguely in both.
Often reasonable to monitor
Conditions in this band are frequently stable and frequently cosmetic. Monitoring means dating a photograph and re-photographing from the same spot, not ignoring it.

Common questions
Which sealer lasts longer?
It depends on product, exposure and traffic more than on type, so we are not going to rank them generally. The more useful comparison is what happens at the end of the life: reapplying a penetrating sealer is usually straightforward, while recoating a worn film may require stripping first.
Will a sealer make my concrete look wet or shiny?
A topical sealer can, and for decorative concrete that is often the point. A penetrating sealer will not. If you like how your concrete looks now and just want it protected, penetrating is the type that leaves it alone.
Is one safer underfoot?
Bare and penetrating-sealed concrete generally behave similarly when wet. A film can change that, which matters on steps and around pools. It is worth raising directly, because slip additives are straightforward to include but usually only if you ask for them.
