Frost heave and concrete
My concrete lifts every winter and drops again in spring. What is going on?
That pattern — up in the cold, down in the thaw — is the signature of frost-related movement, and recognising it changes what you should do. A slab that moves seasonally and returns is not failing; it is responding to conditions, and the useful interventions are about the conditions rather than the concrete.
It is also the one movement pattern where the evidence is easy to gather and impossible to fake: two dated observations at opposite ends of the year.
What it is
When ground containing water freezes, the water expands and the soil volume increases. Where a freezing front advances downward through susceptible soil that has access to water, it can draw more water towards the freezing zone and form layers of ice, and the ground above rises.
Concrete sitting on that ground goes up with it. Because freezing is not uniform — edges freeze before the middle, shaded areas before sunny ones, ground beside a heated building later than ground away from it — the movement is uneven, and that is what produces steps, tilts and opened joints.
The characteristic behaviour is partial reversal. Most of the movement typically comes back on thaw, though not always all of it, and the residual accumulates over years in some cases.
What seeing this cannot establish
- Seasonal movement being present does not establish frost as the cause. Soil moisture cycling in expansive ground produces a similar seasonal pattern by a different mechanism.
- Whether the ground beneath a specific slab is frost susceptible cannot be established from the surface, and it depends on soil type and water availability rather than on climate alone.
- How much of the movement will reverse cannot be predicted from a single observation.
- This page cannot tell you your local frost depth, or what your jurisdiction specifies for founding depth, and we are not going to guess. Those are local questions with local answers.
What this can be associated with
Candidate explanations, not findings. Nobody can establish which applies to your concrete without seeing it.
- Frost-susceptible soil beneath the slab with access to water, which is the combination that matters rather than cold alone
- Poor drainage keeping the subgrade wet going into winter, which can be associated with more available water to freeze
- A slab or footing founded above the depth to which the ground freezes locally
- Downspouts or surface water discharging beside the slab and saturating the ground there
- Base material that holds water rather than draining, such as fines-rich fill under a slab
What you can safely check yourself
- Photograph the same location, from the same spot, in deep winter and again in summer. Nothing else on this page matters as much.
- Measure a step or a joint gap at both times and write both figures down with dates.
- Note which areas move and which do not. Movement concentrated away from the heated part of the house is consistent with frost, because the ground beside a heated building freezes less.
- Check whether joints open in winter and close in summer, which is a useful corroborating observation.
- Note where water sits going into autumn. Wet ground in November is the input to whatever happens in January.
- Look at whether doors or gates bind seasonally, which gives you an independent seasonal record.
When this is frequently cosmetic
- Movement that reverses substantially each year, produces no lasting trip lip, and does not change drainage
- Seasonal joint opening and closing with no cracking and no cumulative displacement
When professional evaluation matters more
- The movement is not reversing — displacement is accumulating year on year
- Seasonal movement is pushing against the house, a step, or a threshold
- Cracking has appeared as a consequence of the cycling, rather than joints simply opening and closing
- The affected element is a footing, a retaining wall, or anything supporting load
- The movement has become larger each year, suggesting drainage is deteriorating
When replacement enters the conversation
- The slab has cracked up as a result of repeated cycling rather than moving intact
- The base needs replacing with free-draining material, which cannot be done without lifting the concrete
- Founding depth is the issue, which is a rebuild question rather than a repair one
Evidence worth having before you ask for estimates
Every item here is something you can produce without tools or risk, and every one of them makes an estimate more accurate.
- Two dated photographs from the same position, one in deep winter and one in summer
- Two dated measurements of the same step or joint
- A note of which areas move and which stay put, including relative to the heated building
- Photographs of standing water and discharge points in autumn
- Any multi-year history you have, however informal
Questions to ask whoever comes out
- Do you think this is frost or soil moisture, and does the difference change what you would do?
- What would you change about drainage here, and would that be enough on its own?
- If the movement reverses each year, is a repair going to survive the cycle?
- Should we do this work at a particular time of year?
- What is achievable without rebuilding the base, and what is not?
Where estimates for this commonly differ in scope
These are the places two prices for apparently the same work stop being comparable.
- Drainage work and concrete work are usually separate scopes here, and drainage is frequently the one that actually addresses the mechanism.
- A repair specified at one end of the seasonal cycle may not suit the other. Estimates rarely mention timing.
- "Levelling" a slab that moves seasonally raises the question of which season it is being levelled for.
- Base replacement is often the real remedy and is often outside a repair estimate's scope.
Often reasonable to monitor
Conditions in this band are frequently stable and frequently cosmetic. Monitoring means dating a photograph and re-photographing from the same spot, not ignoring it.

Common questions
Does frost heave damage concrete permanently?
Often not, where the movement largely reverses and the concrete moves as a unit. Where it does cause lasting harm is through repetition — cycling that opens joints, works cracks wider, or accumulates residual displacement year on year. The distinction is visible in whether the movement comes back, which is why two seasonal observations are the evidence worth having.
How do I stop frost heave?
The lever that is usually available to a homeowner is water. Frost movement needs susceptible soil, freezing conditions and available water; you cannot change the soil easily or the weather at all, but you can often change how much water is in the ground beside and beneath the slab. That is why drainage, grading and downspout discharge come up before anything about the concrete.
Is frost heave the same as expansive soil movement?
No, though they can look similar because both produce seasonal cycling. Frost movement is water freezing and expanding; expansive soil movement is clay minerals taking on and giving up water. They peak at different times of year, which is one way to tell them apart — frost movement peaks in cold, soil movement often peaks with moisture.
Should I fix the slab or wait?
If the movement reverses and causes no lasting problem, waiting while you gather a second season of evidence is a defensible choice and costs nothing. If displacement is accumulating, or if it is pushing against the house, that is a different case. The one thing worth not doing is a rigid repair before you know whether the crack it fills moves seasonally.
