Leveling vs replacement

The slab has settled and you have to choose between raising it and starting over.

This is the most common real fork on a settled slab, and the honest answer turns almost entirely on one question: is the concrete itself still good? It is one fork of several, and the others a homeowner runs into are collected in the comparison pages.

If it is, lifting solves the problem for a fraction of replacement. If it is not, lifting solves a problem you did not have. What lifting is actually priced on, if it is the right answer, is covered in leveling cost factors.

The case for lifting

It is faster, cheaper and far less disruptive. There is no demolition, no disposal, no cure period measured in days, and the concrete you already own stays in service.

It also addresses the void, which is the actual defect. A slab that has settled has a gap under it; filling that gap restores support as well as height.

Where the concrete is sound and the cause of settlement has finished or can be fixed, lifting is usually the better decision, not merely the cheaper one.

The case for replacement

Replacement is the only option that resets the base, corrects thickness or reinforcement, changes slope or layout, and gives you concrete with a full service life ahead of it.

Where the slab is broken up, crumbling, badly spalled through its depth, or has already been lifted once and come back down, those are replacement conditions. So is a slab that was under-specified for how it is now being used.

How to tell which you have

Look at whether the slab moved as a unit. Whole and flat, sitting lower: lifting candidate. Broken into pieces, sitting at several different heights: not.

Look at the concrete's condition independently of its position. If it were at the right height, would you be happy with it? If yes, lift it. If you would still be looking at replacing it, lifting is a delay rather than a solution.

Look at whether the cause is fixable. If water is still running under the slab and nothing is changing about that, both options fail — but replacement fails more expensively.

The middle case nobody mentions

Sometimes the answer is partial: lift the panels worth lifting and replace the ones that are finished. Contractors who do both will suggest this; contractors who do one may not.

It leaves a visible difference between new and old concrete, which some homeowners mind and some do not. It is frequently the best value on a driveway where two panels have failed and eight are fine.

What to ask a contractor

  • Is this slab a lifting candidate, and what specifically makes you say so?
  • If we lift it, what is your realistic expectation for how long that holds?
  • Would a mix of lifting and partial replacement make sense here?
  • What needs to change about drainage either way?

Before you ask anybody for a price

Four things worth settling first. None of them needs a contractor, and none of them needs your contact details — they are simply what separates a useful conversation about lifting against replacing from an expensive guess.

Cosmetic, functional or structural

We cannot tell you which of these applies to your property — nobody can from a distance. What follows is how the three differ, so you can look at your own with a clearer question in mind.

  • Cosmetic condition is close to irrelevant to this choice. A stained but sound slab is a lifting candidate; a clean but crumbling one is not.
  • Functional is where lifting earns its place: an intact slab that has descended, where restoring height restores use.
  • Structural rules lifting out. Where the slab has broken into pieces or the ground is still actively moving, putting it back up addresses neither.
  • The deciding test is integrity. Lifting relocates a slab; it cannot repair one.

What to record before requesting proposals

Contractors price what they can see. Arriving with these already noted is the difference between quotes you can compare and quotes you cannot.

  • Whether the affected area is one piece or several, which decides more than anything else whether lifting is even on the table.
  • How far it has dropped at the worst point, measured against something in frame.
  • The surface condition close up, since a slab worth lifting has to be worth having at its original height.
  • Any previous lift, and whether it came back down — the most useful single fact for this decision.

Signs that justify getting somebody out sooner

These are observations, not deadlines. Nothing here is a reason to rush a decision; they are the situations where waiting has a cost worth knowing about.

  • The slab has been lifted before and has descended again.
  • The ground beneath is still moving on a schedule you can observe.
  • Cracking has increased since the drop rather than staying as it was.
  • The drop sits against the building rather than out in the open.

What not to assume

  • That lifting is a lesser repair. On an intact slab over settled ground it is often the technically better answer, not merely the cheaper one.
  • That a lifted slab is as good as new. It is the same slab at the right height, which is usually what was wanted.
  • That replacement resolves the ground. New concrete on unaddressed ground has the same future as the old.
  • That a lift which later moves proves poor work. If the ground had not finished, that outcome was in the ground rather than in the workmanship — which is why the cause matters before the method.

Common questions

If I lift it now, can I still replace it later?

Yes — lifting does not prevent later replacement, and the material under the slab is removed with it. What you lose is the money spent on the lift. That is fine if the lift buys years, and poor value if it buys months.

Does lifting devalue the concrete?

The patched injection holes are visible on close inspection and that is the main cosmetic cost. Structurally, lifting does not weaken sound concrete. A slab that was going to need replacing is not made worse by having been lifted.
